Fort Collins kitchens span more than a century. A house near Old Town and a house off Timberline have almost nothing in common except the appliances, and the sensible budget for each is different by a factor of two.

Old Town

Designated locally in 1972, the first local historic district in Colorado, with the National Register listing following in 1978. Late Victorian and Romanesque Revival buildings, and kitchens originally built as closed service rooms with a pantry doing the storage work. Opening one into a dining room usually brings an engineer into the conversation.

Laurel School District

217 acres and 549 contributing buildings, on the National Register since 1980. Bungalow and craftsman with some late Victorian. Footprints usually work; every surface in them is tired. New cabinetry in the existing layout is the common scope.

Campus West

The streets west of the Colorado State University campus, dense with rentals. Kitchen work here is turnover work: durable fronts, surfaces that survive tenants, and appliances chosen on replacement cost rather than looks.

Sheely Drive

A local landmark district since 2000, and the first 1950s-era residential landmark district in Colorado. Homes built from 1953 onward, ranch and mid-century modern, on curving streets with no sidewalks. Original kitchens here are worth planning carefully rather than gutting on reflex.

Whitcomb Street

A small local landmark district of fourteen properties, designated in 2013. Landmark status governs the outside of a house, so an interior kitchen remodel goes through the ordinary permit process like any other.

Rigden Farm

East side, with residential construction beginning in 1999. Craftsman-styled facades, mixed housing types, and a greenway running through it. Kitchens are original builder installations reaching the age at which owners replace them.

The newer east and south side

English Ranch, Stetson Creek, Bucking Horse, Observatory Village, and the Fossil Creek area. Modern rough-in, sound layouts, and nothing hidden in the walls, so the budget goes into cabinetry, counters, and lighting rather than into moving pipes.

Mountain Vista

The city's planning subarea covering the north east edge, with a subarea plan adopted in 1999. Newer construction, which means kitchen work here is finishes and storage rather than anything structural.

Laporte and the river bottom

Unincorporated Larimer County northwest of town, so permits run through the county rather than the city. Well and septic are common, which matters as soon as the sink moves.

Timnath, Windsor and Severance

East of Interstate 25, and almost entirely recent construction. Nothing hidden in the walls, modern rough-in, and the highest ratio of visible improvement to budget of anywhere on this list.

What a Written Price Contains

A kitchen quote is a document, not a number

Two quotes for the same kitchen can differ by thirty thousand dollars and both be honest. The difference is almost always the cabinet specification and the appliance package, and both of those are usually described in four or five words buried somewhere in the middle of the page.

A good quote separates the lines so you can see that. It names the cabinet line and the box material, it states an allowance for the things you have not picked yet, it gives a start date and a finish date, and it says what happens when something unexpected turns up behind the dishwasher. Read two quotes side by side that way and the cheaper one is often the more expensive one.

Most Fort Collins kitchen remodels land between $22,000 and $118,000, and where you sit in that band is decided mainly by cabinetry and appliances. A galley or condo kitchen rebuilt at a stock level starts around $22,000. A standard 100 to 180 square foot kitchen with semi-custom cabinetry, quartz counters, and a mid-range appliance package runs roughly $52,000 to $78,000. A large kitchen with shop-built cabinetry and professional appliances passes $100,000 without difficulty. Removing a wall or moving the sink adds to any of those.

How long does a kitchen remodel take?

Does a kitchen remodel need a permit in Fort Collins?

The contractor pulls the permit and schedules the inspections as part of standard scope, so the homeowner does not deal with the building department directly. Because the towns around Fort Collins sit in two different counties, the jurisdiction for a given address is settled before drawings are submitted.

Can we keep using the kitchen during the work?

Not during a full remodel. Plan for a temporary kitchen with the refrigerator, a microwave, and a sink somewhere else in the house for most of the build. A cabinet replacement takes the room out for two to four weeks. A countertop swap takes the sink out for a day. Almost everyone stays in the house throughout, with the work zone sealed off and a dumpster in the driveway for part of the job.

What is the single biggest thing that pushes a kitchen over budget?

Changing the layout after the cabinet drawing is approved. The drawing drives the order, the order drives the schedule, and a change to either restarts part of both. Second is what turns up inside a wall once demolition starts, which is why a stated contingency belongs in the quote rather than in your head. Third is selections made late, because a backsplash chosen in week six holds up a crew that is otherwise ready to finish.

Is it worth remodelling a kitchen before selling?

Usually a refresh rather than a remodel. Buyers price a kitchen on how it presents, and sprayed cabinet fronts, new counters, a modern faucet, decent lighting, and a tiled backsplash read as maintained. A full rebuild immediately before a sale rarely returns what it cost, because the next owner has their own taste. If you are staying five or more years, the calculation flips entirely.
